Roofing, Siding & Construction in Monroe, NC

The county seat has the oldest housing in Union County and some of the newest. Both need a contractor who prices the hidden work before the job starts.

Monroe is the Union County seat and its oldest town, about twenty minutes from our office in Indian Trail down Highway 74. The historic core around the courthouse and Main Street has frame and brick houses going back a century; the neighborhoods that ring it, off Franklin Street, Sunset Drive and Skyway Drive, are mid-century ranches; and the newer subdivisions have gone in along Highway 74 toward Indian Trail and out Highway 601 and Rocky River Road. Three eras of housing, three different kinds of work.

On the older houses the job is never only the roof or only the siding. Under a 1940s roof there is often plank decking with gaps too wide for modern shingles; behind old siding there is framing that has been wet for decades. We are a licensed general contractor, so that carpentry is our own scope, and we price it in the quote before we start rather than discovering it and billing for it afterwards.

Building permits in Monroe run through the local inspections office; we pull the permit and coordinate the inspections. Monroe also has a historic district with its own review for exterior changes on contributing houses, which we work through with you in pre-construction so the material and color choices are approved before anything is ordered.

What We Do Most in Monroe

Roof Replacement with Decking

On the mid-century and older houses we expect decking work and price it by the sheet up front. Architectural shingles, new underlayment, proper flashing at the chimneys these houses all have, and ventilation the originals never got. Newer subdivision roofs off Highway 74 and 601 are hitting their first replacement.

Siding and Framing Repair

Wood siding worth saving gets repaired and re-flashed; failed hardboard and brittle vinyl get replaced with fiber cement or engineered wood over new house wrap. Framing behind the siding is repaired as part of the job, not as a surprise.

Renovations and Additions

Older Monroe houses have good lots and layouts that need rethinking. Kitchens opened up, bathrooms added, porches enclosed, second stories on ranches. One contract, permitted and inspected.

Commercial and Light Industrial

Monroe has more industrial and commercial building stock than any town in Union County. New light-industrial buildings, and existing buildings repurposed for new businesses, under the same design-build process.

Everything else we do is on the services page.

Old Houses, Honest Quotes

The houses near downtown Monroe are worth keeping, and they reward a contractor who looks before pricing. We probe the decking from the attic, look at the framing where the siding is worst, and check the chimney flashing, because those are the three places a cheap quote leaves out and an expensive change order later puts back. Our quote names the shingle, the underlayment and the per-sheet decking price, and it states the sheathing and framing allowance for a re-side. If we open the wall and find less damage than allowed for, you pay for less.

Historic district houses have an extra step: exterior changes on contributing structures go through review. Roofing in kind and siding repair in the original material usually pass without difficulty; a change of material needs a case. We have made that case before and we will help you make it.

The Newer Edge Toward Indian Trail

Along Highway 74 between Monroe and Indian Trail, and out Highway 601 and Rocky River Road, the subdivisions built since 2000 are a different market: builder-grade three-tab shingles at the end of their life, vinyl siding cracking on the south and west sides, and HOA review for material or color changes. Whole streets reach that point together, and we supply the product data and samples the review asks for.

Union County spring and summer storms bring hail and straight-line wind through Monroe most years. After a storm we inspect, photograph and write a scope you can share with your insurer. We do not chase storms and we do not promise what a carrier will pay; we tell you what we found.
