Commercial work runs on the same design-build contract as everything else we do, and the case for it is stronger on a commercial job than anywhere else. A business has a date it needs to open, a lender or an owner watching the budget, and no tolerance for the argument between a designer and a builder about whose fault a change order is. One contract puts design, budget, schedule and construction in one set of hands.

We deliver design and construction for educational institutions: increasing classroom capacity, building additions, and improving communal areas to serve growing student populations. School work runs on an academic calendar, which means phasing construction around occupied buildings and hitting summer windows. Design-build is built for that kind of schedule pressure.

Repurposing Existing Buildings
Some of the best commercial space in the Charlotte area is already standing. Retrofitting an existing building is often more cost-effective than building new, because the land, the site work and the foundation are already paid for; it is usually faster, which lets a business open sooner; and it keeps the character and location advantages that a new building on the edge of town cannot buy. We renovated a 1950s brick house on Matthews-Mint Hill Road into Panzú Brewery, restoring the framing, adding a new foundation and brewhouse, and building the deck and patio. How a Commercial Project Goes
Program and budget. The intended use, the square footage, the date you need to open, and the number you are working with. Pre-construction. Design coordination, cost estimating as the design develops, scheduling, and the permit set. Permitting. Commercial permits through the county or city with jurisdiction, with fire, accessibility and energy code addressed in design rather than at inspection. Construction. Subcontractors sequenced and held accountable; quality controlled at each stage. Post-construction. Cleanup, systems training for your staff, final inspections and certificate of occupancy, move-in coordination and a final walkthrough.
