Indian Trail Housing and What It Needs

The typical Indian Trail house is a two-story or a story-and-a-half on a quarter-acre to half-acre lot, built between 1998 and 2015, with an architectural or three-tab shingle roof, vinyl or hardboard siding, and a builder-grade attic ventilation package that was the minimum the code allowed. Twenty years on, the shingles have lost their granules, the vinyl has faded and cracked where the sun hits it, and the attic has been running hotter than it should. Those three things are related, and a quote that addresses the roof without addressing the ventilation is leaving the new roof to fail the same way.

The older part of town, near the original downtown along Indian Trail Road and Matthews-Indian Trail Road, has brick and frame houses from the 1960s through the 1980s. There the calls are different: decking that needs replacing under a new roof, fascia and soffit rot, additions that were never tied into the roofline properly, and whole-house renovations of layouts that no longer suit the people living in them.
