At Up To Date Construction Group we specialize in custom-built homes and renovations. We serve the Charlotte area and both North and South Carolina, from the office in Indian Trail. Recent custom-home work has been in Charlotte, where the photographs on this page were taken: a two-story stucco and stone house, and a framed two-story going up on a wooded lot.

The way we build a house is the way we build everything: under one design-build contract. You do not hire an architect, wait for drawings and then find out from a builder that the house costs more than the budget. The design is priced as it is drawn, the budget and schedule are settled in pre-construction, and the same team that designed it manages the construction and walks it with you at the end.

Custom-Built Homes

We design and build custom homes tailored to your requirements, and we make sure every square foot of the plan earns its place. That means a layout that fits how you actually live rather than how a stock plan assumes you live, a structure sized correctly for the spans and the loads, and systems and finishes selected early enough that nothing is ordered twice. Whether you are looking to create a quiet retreat, a house built around a home office, or a home that will hold a growing family for twenty years, the process is the same, and it starts with a conversation about the lot, the program and the budget before any design work begins.

Custom homes and additions are permitted through the county or city with jurisdiction and inspected at every stage: footings, foundation, framing, rough-ins, insulation, final. We pull the permits and meet the inspectors. On lots in Union County that is Union County Building Code Enforcement; in Charlotte, Mint Hill and Matthews it is Mecklenburg County Code Enforcement.

Renovations

We specialize in renovations that go beyond restoring an existing space to how it was. The structure comes first: we repair damage, correct framing that a previous owner altered, and replace sheathing and framing that water has reached. Then the space is rebuilt so it looks and feels new and, more to the point, works the way you need it to. If the space requires rebuilding rather than repair, we say so and build it. Either way the work is done to the standard of a new build, because a renovation that hides problems behind new finishes is not a renovation.

What a Custom Home Costs Depends On

Size, obviously, but less than most people expect. The larger drivers are the complexity of the roof and the foundation, the number of corners and offsets in the plan, the finish level in kitchens and baths, and the site: slope, soil, tree removal and utility runs. Pre-construction exists to put numbers to each of those before drawings are final, so the house you fall in love with on paper is a house you can afford to build.

Both. We design and build from scratch with a design team, or build from plans you already own. Either way the house is priced as it is drawn, so the budget is known before the foundation is poured.

Can you renovate rather than rebuild?

Yes. Renovations are a core part of the business, from single rooms to whole-house work and additions. Where the existing structure needs repair we fix it first, then build on it.
