We renovated the brick house at 7251 Matthews-Mint Hill Road into Panzú Brewery. Mint Hill's brick ranches on big lots are the houses we know best.
If you have had a beer on the deck at Panzú Brewery, you have stood on our work. The building was a small 1950s brick house on a 0.41-acre lot on Matthews-Mint Hill Road. We restored the original framing and support beams, cleared the back of the lot, poured the foundation for the addition and the brewhouse, and built the deck, pergola and patio the taproom opens onto. Mint Hill sits on the southeast edge of Mecklenburg County, about fifteen minutes from our office in Indian Trail. It kept its big lots and its small-town center longer than the towns around it, and its housing shows that: brick ranches and story-and-a-half houses from the 1960s through the 1980s on half-acre and acre lots, with newer subdivisions filling in along Lawyers Road, Idlewild Road and Highway 51 since the 2000s.
Permits in Mint Hill run through Mecklenburg County Code Enforcement (LUESA). Roof replacement, additions and structural renovation need a permit, and we pull it and schedule the inspections. Mint Hill also has its own zoning and tree rules for additions and new construction on larger lots, which we work through in pre-construction rather than at the permit counter.

Brick ranches from the 1960s to 1980s often have low-slope sections, original plank or plywood decking and minimal ventilation. We quote the membrane the low slope needs, price decking by the sheet, and add ridge and intake ventilation the original roof never had.
Many Mint Hill houses are brick with frame gables, dormers and additions, and it is that trim and siding that fails: rotted fascia, soft hardboard on the additions, peeling wood trim. We replace with fiber cement or engineered wood and re-flash where the addition meets the original roof.
Turning an existing building into a new business, as we did with the brewery. Often faster and cheaper than ground-up, and it keeps the character the town likes.

The classic Mint Hill house is brick on a crawl space with a hip or low gable roof, a carport or attached garage, and one or two additions built by previous owners over the decades. The brick is fine; it will outlast everyone reading this. The roof, the frame additions and the trim are where the work is. Low-slope roof sections were shingled when they should have had a membrane, additions were tied into the original roof with flashing that has long since failed, and the wood fascia and soffit have been repainted over rot more than once.
A roof quote on one of these houses that does not address the low slope, the decking and the ventilation is a quote for a roof that will leak the same way the old one did. Ours addresses all three and says so in writing.
The subdivisions built along Lawyers Road, Idlewild Road and toward Highway 51 since the early 2000s are now fifteen to twenty-five years old, which is the first roof cycle for builder-grade shingles and the age at which vinyl siding on the sunny elevations starts to crack. Whole streets reach that point together, and HOA architectural review usually applies to material or color changes; we supply the product data and samples.
