Our recent custom-home work is in Charlotte, and the city's mid-century ranches and 1980s two-stories are where most of our roofing and siding calls come from.

Charlotte is the largest market we work in and the one where the work is most varied. In a single week we can be framing a custom home on a wooded lot, replacing a hardboard-sided elevation on a 1980s two-story in Providence Plantation, and quoting a roof on a brick ranch in Hickory Grove. The office in Indian Trail is about twenty minutes from Independence Boulevard, thirty to forty from Ballantyne and SouthPark, and we cover the city from there, concentrating on the south and east sides where the drive is shortest.

The city's housing tells its own story by decade. Ranches and split-levels from the 1950s to 1970s inside and just outside Route 4; two-stories with hardboard or early vinyl siding from the 1980s and 1990s in the neighborhoods off Providence, Sardis and Albemarle roads; and the large planned communities of Ballantyne, Steele Creek and University City from the late 1990s onward. Each has a predictable set of problems at the age it has now reached, and each is a different quote.

Permits for residential work inside the city run through Mecklenburg County Code Enforcement, the LUESA division that inspects for Charlotte and the county towns. Roof replacement, additions, structural renovation and new construction all need a permit, and we pull it, schedule the inspections and meet the inspector.

What We Do Most in Charlotte

Custom Homes

Our recent custom-home projects are in Charlotte: a stucco-and-stone two-story and a framed two-story on a wooded lot, both photographed on this site. Designed and priced together under one contract, permitted and inspected at every stage.

Whole-House Renovations and Additions

Opening up a 1960s ranch, adding a second story to a 1980s house, converting a garage, building an in-law suite. We size the structure, pull the permit through Mecklenburg County and run the trades under one schedule.

Roof Replacement

Architectural shingles over new underlayment and ventilation on the ranches and two-stories that make up most of the city, with decking priced by the sheet. Low-slope sections on mid-century houses get the membrane they need instead of shingles that will fail.

Siding Replacement

Hardboard from the 1980s and 1990s is the most common failed siding in east and south Charlotte. Fiber cement or engineered wood over new house wrap and flashing, with sheathing repaired where the old siding let water through.

Charlotte Housing by Decade

Inside and around Route 4, the mid-century ranches and split-levels are brick or brick-and-frame with low-slope roofs, shallow overhangs and original plywood or plank decking. New roofs there routinely need decking work, and additions from the 1990s were often tied into the original roof badly. The bones are good, the lots are established, and these are the houses most worth renovating well.

Further out, the 1980s and 1990s two-stories in neighborhoods off Providence, Sardis, Idlewild and Albemarle roads were largely clad in pressed hardboard siding, and much of it is failing now: swelling at butt joints, rot below windows, soft bands along the bottom of walls. The roofs on those houses are on their second or third cycle. The 2000s communities in Ballantyne, Steele Creek and University City are hitting their first.

Infill Lots and Tight Sites

Charlotte's teardown-and-rebuild market has moved from Myers Park and Dilworth into the next ring of neighborhoods, and infill lots come with constraints: setbacks, tree ordinances, stormwater rules and neighbors close on both sides. Design-build is the right process for that. The site conditions are priced into the design during pre-construction instead of discovered at bid time.

Where there is no room to build out, we design to build up, on both houses and small commercial buildings. Planning a program into a limited footprint is a core part of what our design team does, and the same discipline that makes a commercial fit-out work makes a constrained residential lot work.
