Most roofs in Indian Trail, Matthews, Mint Hill and the rest of the Charlotte area are architectural asphalt shingle over plywood or OSB decking, and most of them are installed by roofing companies whose only product is a roof. Up To Date Construction Group installs and repairs the same roofs, but as a licensed general contractor. The difference shows up when the tear-off reveals soft decking, a rotted fascia board or a chimney flashing that was never right: we fix the building, not just the shingles, and we priced that possibility in the quote before the first bundle came off the truck.

The roofing we do is mostly residential replacement, with repairs where a repair is the honest answer. We work across Union County (Indian Trail, Stallings, Weddington, Waxhaw, Monroe), the east and south side of Mecklenburg County (Charlotte, Mint Hill, Matthews) and Cabarrus County (Harrisburg, Concord). The office is in Indian Trail, so the towns along the Union and Mecklenburg line are the shortest drives we have.

What you get is a written, itemized quote that names the shingle line, the underlayment, the ice-and-water barrier at eaves and valleys, the ridge vent and intake ventilation, the flashing, and a per-sheet price for any decking we have to replace. Take it to anyone else and ask them to price the same scope. If they cannot, that is the answer.

What We Do on a Roof

Full roof replacement

Tear-off to the deck, inspection and replacement of any soft sheathing, new synthetic underlayment, ice-and-water shield in the valleys and along the eaves, new drip edge and flashing, architectural shingles installed to the manufacturer's specification, and a balanced ventilation system with ridge vent and intake. The old roof leaves in our dumpster, the yard is magnet-swept for nails, and the county inspector signs off before the job is invoiced.

Roof repair

Storm-lifted shingles, a failed pipe boot, a chimney or wall flashing that leaks, a valley that was cut wrong. When the rest of the roof has life left, a repair is what we quote. When it does not, we tell you that instead of selling you a repair that will be back in a year.

Decking, fascia and soffit

Because we are a general contractor, the carpentry that roofing companies subcontract or skip is our own scope: replacing rotted decking, rebuilding fascia and rake boards, repairing soffit and the framing behind it. On older homes in Mint Hill and Monroe this is often where the real problem was.

Storm and hail damage

The Charlotte area gets spring and summer hail and straight-line wind. We inspect the roof, document damage with photos and write a scope you can share with your insurance company. Whether a claim makes sense is your decision and your adjuster's. We do not file claims for you and we do not promise what an insurer will pay.

Materials

Architectural (dimensional) shingles from the major manufacturers are the standard in this market and are what we quote by default. They carry a stronger wind rating than three-tab shingles, hide roof plane irregularities better, and are what most HOAs in Waxhaw, Weddington and Indian Trail expect to see. Standing-seam and exposed-fastener metal roofing are available on request and make sense on some homes and most commercial and agricultural buildings. Whatever the covering, the underlayment, flashing and ventilation are specified in the quote, because those are the parts of a roof that decide whether it lasts.

How a Roof Replacement Goes

Visit and quote. We walk the roof or inspect it from the eaves and attic, measure it, photograph anything of note and send a written quote, usually within a few days. Permit. Roof replacement requires a permit in Union, Mecklenburg and Cabarrus counties; we pull it. Materials and scheduling. Shingles and underlayment are delivered ahead of the crew, and the dumpster is placed where it will not damage the driveway. Tear-off and install. Most single-family roofs in this area are completed in one to two days, weather permitting. Inspection and walkthrough. The county inspects the finished roof, and we walk it with you, hand over the material warranty registration and photos of any decking that was replaced.

How do I know whether my roof needs replacing or just repairing?

Age, granule loss, cracked or curling shingles, and how many separate leaks you have had. A roof under about 15 years old with one isolated leak is usually a repair. A roof past 20 with widespread wear is usually past the point where repairs make financial sense. We tell you which one we are looking at and why.

What kind of shingles do you install?

Metal and other systems are available on request. The quote names the product, the underlayment and the ventilation components so you can compare it against any other bid.

Do you pull a permit for a roof replacement?

Yes. Roof replacement requires a building permit in Union, Mecklenburg and Cabarrus counties, and the finished roof is inspected. Permitting is part of the job, not an extra.

What about hail or wind damage and my insurance?

We will inspect the roof, document what we find with photos, and give you a written scope you can share with your insurer. Whether a claim makes sense is your decision and your adjuster’s; we do not file claims on your behalf or promise an outcome.

How long does a roof replacement take?

Most single-family roofs in this area are torn off and re-shingled in one to two days once materials are on site, weather permitting. Larger or steeper roofs and roofs with decking repairs take longer, and the quote will say so.

Will you replace rotten decking if you find it?

Yes, and the quote states the per-sheet price up front so there is no surprise if we find soft plywood under the old shingles. You see photos of anything we replace.
