Roofing, Siding & Renovations in Weddington, NC

Large-lot estate homes along Providence and Weddington roads, where a roof is steep, complex and expensive to get wrong.

Weddington is fifteen minutes from our office in Indian Trail, and it is the most consistently high-end housing we work in. The town zoned for large lots early and held to it, so the neighborhoods along Providence Road, Weddington Road, Hemby Road and Beulah Church Road are estate homes on an acre or more: brick and stone fronts, steep and complicated roofs, long runs of siding and trim on the side and rear elevations, and mature trees close to the house.

Those houses were built mainly between the late 1980s and the 2010s, which puts many of them at or past their first roof and at the age where trim, caulk joints and the sunny elevations of siding have failed. Because the houses are large, the jobs are large, and because they are complex, the difference between a careful quote and a careless one is bigger here than anywhere else in Union County.

Permits in Weddington run through Union County Building Code Enforcement. Roof replacement, additions and structural renovation are permitted and inspected; we pull the permit and meet the inspector. Weddington's own zoning applies to additions and accessory buildings on the larger lots, which we resolve in pre-construction.

What We Do Most in Weddington

Estate Roof Replacement

Steep, multi-gable roofs with valleys, dormers, skylights and more than one chimney. We itemize every flashing detail, specify architectural or designer shingles, price decking by the sheet, and correct the attic ventilation. The trees close to these houses mean debris and moss; we address the drainage and the gutters at the same time.

Whole-House Renovations

Kitchens and primary suites from the 1990s brought up to date, basements and bonus rooms finished properly, outdoor living added. Designed, priced and built under one contract, with the structure sized correctly for the spans these houses have.

Siding, Trim and Rear Elevations

The brick front is fine; the side and rear elevations in hardboard, early fiber cement or vinyl are where the work is. We replace failed siding and trim, re-flash windows and roof intersections, and repair the sheathing behind it.

Custom Homes

Weddington lots still come up, and the buyers want a specific house. One contract for design and construction, so the budget is real before the drawings are final.

Everything else we do is on the services page.

Why Estate Roofs Fail Early

Big roofs fail at their details. The valleys where two steep planes meet carry a river in a summer storm; the dormers and chimneys interrupt the shingle field and depend entirely on flashing; the skylights were installed by whoever was cheapest at the time. Builder-grade installation in the 1990s and 2000s was fast, and on a complex roof fast means the flashing was the first thing shortened. The leaks show up twenty years later at exactly those points, usually as a stain on a ceiling under a valley or beside a chimney.

Trees are the other factor. Weddington kept its hardwoods, and a roof under oaks and pines holds debris in the valleys and grows moss on the north slopes. That shortens shingle life and blocks drainage. When we replace a roof here we look at the gutters, the drip edge and the overhanging limbs as part of the same conversation.

Renovating a House That Is Already Big

A Weddington renovation is rarely about adding square footage. It is about making a 1990s plan work for how the family lives now: a kitchen that opens to the room where people actually gather, a primary bath that was builder-grade in a house that was not, a basement or bonus room finished to the standard of the rest of the house, and outdoor space that gets used. Those projects involve structure, systems and finishes together, which is exactly what a design-build contract is for.

Pre-construction is where the budget gets decided on a project like that, while the changes are still on paper. We spend real time there, and the schedule we set is one we can hold.

What siding do you recommend for a large home?

Usually fiber cement or engineered wood with proper flashing and a new weather barrier. We quote more than one option if you want to compare.
